For many women, one of our largest assets is the one we live in every day. But for most of us, our home doesn’t really feel like an investment.
It’s where we raised children, celebrated holidays, remodeled kitchens, planted gardens, hosted friends, and accumulated entirely too much stuff in the closets.
But financially, your home may represent a significant portion of your net worth. And as retirement approaches, it raises an important question:
What role do you want your home to play in your financial future?
If your home is worth $1 million and you owe $200,000, you have roughly $800,000 of equity. That’s meaningful.
But unlike money in an investment account, you can’t use home equity to pay for groceries, healthcare, or a vacation without making another financial decision to access it.
That’s why your home shouldn’t be viewed separately from the rest of your financial plan.
There isn’t one right answer.
Some people dream of paying off the mortgage and staying in their family home forever. Others can’t wait to downsize, simplify, or move somewhere completely different.
The important thing is to think through the financial implications before the decision becomes urgent.
That might mean looking at property taxes, insurance, maintenance and repairs, mortgage payments, accessibility as you age, whether you actually need the space, and how much equity could potentially be freed up by downsizing.
And remember: a paid-off house still isn’t a free house.
There can be an enormous emotional attachment to a home, especially one filled with family memories. That’s completely understandable.
Financial planning isn’t about automatically selling your house when you retire. It’s about understanding your choices.
Maybe staying is easily affordable. Maybe downsizing could free up hundreds of thousands of dollars for your future. Or maybe moving closer to family becomes more important than either.
Your home is part of your financial picture, but it’s also part of your life. The goal is to make sure the two work together.
A house can be both a home filled with memories and a significant financial asset.
You don’t have to choose between thinking emotionally and thinking financially.
A good plan makes room for both.
